Whether buying a property for occupation or investment, it is vital to be fully advised before signing on the dotted line. Our building surveys detail everything you need to know and nothing you don’t.

Commercial and Industrial Building Surveys are aimed at giving potential purchasers and leaseholders a snapshot picture of the condition of premises prior to taking on obligations as owner or leaseholder.

How surveys are conducted

We focus on the overall condition of the property and set out potential future liabilities, and whether they are likely recoverable costs from a tenant or possible capital expenditure works.

The survey will inform you of the condition of the building and highlight any major concerns. The overall picture gained from the Building Survey and associated investigations can be converted into a comprehensive repair and maintenance programme, thus providing an invaluable starting point for building occupiers and managers to consider future maintenance should the acquisition proceed.

We understand that delivery of the report is key when deadlines for transactions are looming. We therefore call following our inspection if there are any immediate concerns, we then provide a summary of findings within 48 hours within which all key issues, outstanding information required, and further investigations are detailed.

Our full report will follow once all the additional enquiries are answered.

This report will expand as necessary on items such as estimation of recoverability from tenants, recommended capex improvement works or estate management.

We also consider service charge issues that can be followed up post reporting.
